I’m looking at a rental property that’s a few miles away from where I live. It’s in a suburban area, so traffic isn’t too heavy. That said, I want to be able to hop over there to do repairs without taking too much time out of my day. How long does it take to drive 3 miles?

Determining how long 3 miles driving takes depends on several factors. But in most cases, it shouldn’t take you more than about 6 minutes at 30 mph.
Since most suburban areas have a standard speed limit of 30 mph, you can reasonably assume that this is the pace you’ll be going. However, you need to factor in a few other aspects, including:
The number of traffic signals or stop signs
Traffic
The time of day you’re traveling (e.g., rush hour may add a few minutes)
How fast you’re driving
Here are a few other speeds that can help you gauge how long you might need to get to your rental property:
3 miles at 20 mph: 9 minutes
3 miles at 25 mph: 7 minutes, 12 seconds
3 miles at 35 mph: 5 minutes, 9 seconds
3 miles at 40 mph: 4 minutes, 30 seconds
3 miles at 45 mph: 4 minutes
Since you’re so close to the rental property, time shouldn’t be an issue. But as a failsafe, use a

to navigate any congestion or long traffic signals.
